Questions to Ask Before Signing a Roofing Contract

A roofing contract should outline the contractor’s services, homeowner responsibilities, and procedures for unexpected conditions. Ask questions until you fully understand the agreement before signing.

Begin by confirming the contractor’s credentials. Is the company licensed for roofing work, and can it provide current proof of general liability and workers’ compensation insurance or an exemption? Independently verify the license instead of relying solely on the proposal.

Clarify what the price covers. Will the existing roof be removed? Which materials, manufacturer, product, color, underlayment, flashing, vents, and accessories will be used? The contract should also address debris removal, property protection, cleanup, permits, and inspections.

Since some issues are only visible after removing the old roof, ask how damaged decking or concealed problems will be priced and approved. The contract should outline the change-order process to ensure no extra work occurs without your consent.

Review timing and payment terms. What are the estimated start date, working hours, and project timeline? What factors could affect the schedule? When are payments due, and what milestones must be met before each payment? Do not pay the full contract amount upfront.

Review all warranties. Which are from the manufacturer, and which are from the contractor? Ask what each covers, its duration, registration requirements, and conditions that could void coverage.

Ask who will supervise the project, how questions will be managed during construction, and what documentation you will receive upon completion. Before final payment, confirm how outstanding work, inspections, lien releases, warranties, and final cleanup will be handled.

Do not sign a contract with blank spaces or unclear terms. If insurance is involved, consult your insurer about coverage, deductibles, and policy requirements before signing.
