
Should You Have Your Roof Inspected After a Tropical Storm?
A tropical storm can damage a roof even if it does not reach hurricane strength. Strong winds, heavy rain, and debris may compromise roofing materials without causing visible openings or immediate leaks. For Florida homeowners, a post-storm inspection is a prudent precaution.
An inspection is especially important if your property experienced strong winds, wind-driven rain, falling branches, or airborne debris. It is also recommended if your roof is older, has a history of leaks or repairs, or showed signs of wear before the storm.
Some storm damage is visible from the ground. Look for missing or displaced shingles, cracked or shifted tiles, loose metal components, damaged gutters, and debris on the roof. Inside, check ceilings, walls, closets, and attic areas for new stains, damp insulation, peeling paint, or musty odors.
Other damage may be harder to detect. Wind can lift shingle edges, weaken adhesive strips, loosen tile attachments, disturb ridge components, or separate flashing around vents and walls. Roofing materials may settle back into place and appear normal, even though their resistance to future wind or rain is reduced.
No immediate leaks do not guarantee the roof is undamaged. Water may enter only during wind-driven rain, or a loosened component may cause a leak in the next storm. A professional inspection can assess vulnerable areas and document the roof’s condition.
Homeowners should not walk on the roof. Wet surfaces, loose materials, and hidden damage pose safety risks, and foot traffic can crack tiles or worsen problems. Photograph visible issues from a safe location and record any interior moisture.
