What to Do When You Discover a Roof Leak

Discovering water entering your home during a heavy Florida rainstorm can be stressful. Prompt and safe action helps limit interior damage while you arrange a professional roof evaluation.

First, protect the area beneath the leak. Move furniture, electronics, rugs, and valuables away from the water. Place a bucket or waterproof container under active drips, and use towels or plastic sheeting to protect nearby flooring. If water nears electrical fixtures, outlets, or appliances, avoid the area and contact a qualified professional. Only turn off electricity if it is safe to do so.

Check for signs of water collecting above the ceiling. Bulging drywall, sagging materials, or widespread discoloration may indicate trapped moisture. Keep people and pets away, as wet ceiling materials can collapse. Do not puncture a bulging ceiling unless advised by a professional.

Document the situation with photographs or video. Record the interior leak, damaged belongings, water stains, and current weather conditions. Note if the leak occurs only during wind-driven rain or from a specific direction. This information can help a roofing professional locate the entry point.

Do not climb onto the roof or attempt repairs during wet or windy weather. Roof surfaces are extremely slippery, and walking on them may cause further damage. Temporary tarping should be performed by trained professionals with proper safety equipment.

Contact a qualified roofing contractor as soon as possible. Water may not appear indoors directly below the roof opening, as it can travel along underlying materials before becoming visible.

It may follow framing, pipes, or wiring, so locating the actual source requires careful inspection.

After the leak is controlled, thoroughly dry affected areas to reduce the risk of mold and further damage. Packard Roofing & Waterproofing, Inc. has served Florida homeowners for more than 55 years. Our experienced team can identify the likely source of a roof leak and recommend appropriate repairs.
