Why the Roof Deck Must Be Inspected During Replacement

The roof deck is the structural surface beneath roofing materials, supporting the underlayment, shingles, tile, metal, and other components of the finished system. Since it is typically hidden, its full condition can only be assessed once the existing roof covering and underlayment are removed.

During replacement, the roofing crew inspects the exposed deck for deterioration, water damage, delamination, cracks, soft spots, loose panels, and inadequate previous repairs. They also identify areas that are uneven or do not provide a solid surface for securing the new roofing system.

Moisture damage is not always visible from inside the home. A slow or occasional leak can deteriorate plywood without leaving a noticeable ceiling stain. Previous repairs may have concealed, rather than resolved, earlier water damage.
